This service is ideal if you’re preparing to list your home and want to make the most impact without committing to a full staging service. You'll receive expert insight and a step-by-step roadmap to follow, giving you the confidence to move forward on your own.

  • A walk-through of your entire home (in-person or virtual)

  • A room-by-room checklist outlining what to:

    • Declutter

    • Remove

    • Rearrange

    • Update or refresh

  • Suggestions for quick cosmetic updates that deliver maximum return

Occupied Staging

Ideal for sellers who want hands-on help to prepare their lived-in home for sale.

If you're currently living in your home and need an extra set of hands (and a trained eye), this service provides both physical support and expert guidance. I’ll work together to enhance the flow, style, and spaciousness of your home using what you already own, with selective additions.

Includes:

  • Up to 5 hours of in-home support

  • Hands-on decluttering and organization

  • Furniture rearrangement to optimize layout and flow

  • Boxing or storing excess items to simplify the space

  • A written summary of recommended cosmetic updates

This service brings a polished, inviting look to your home without the need for full rental staging, perfect for occupied homes where function and livability still matter.

  • Ideally, reach out at least 2–3 weeks before listing your home. This gives us time to plan, schedule the walkthrough or in-home work, and allow for any shopping or light updates. That said, I understand timelines can shift — if you're on a tight schedule, feel free to get in touch and I’ll do my best to accommodate.

  • Not at all. Most occupied staging is done using your existing pieces. The goal is to reimagine your space — not completely replace it. When helpful, I may suggest a few simple additions like throw pillows, lighting, or art to elevate the space.

  • Decluttering is a great start, but staging goes beyond clearing surfaces. It’s about flow, scale, balance, and mood — the things that make a home feel inviting and memorable. Even small adjustments can dramatically improve how a space photographs and feels in person.

  • During Occupied Staging, I assist with light packing and boxing of excess items to simplify the space. I’ll also guide you on what to temporarily remove for showings. If larger storage solutions are needed, I can recommend resources.

  • Yes — many clients book staging specifically to get ready for listing photos. If you’re using the Stage Report, we’ll focus on photo-first improvements. With Occupied Staging, we often schedule just before the photographer arrives to ensure everything is camera-ready.

  • Yes. The Stage Report service can be offered virtually for clients outside my immediate service area. You’ll receive the same professional guidance and personalized checklist, tailored to your home and goals.
